Senior living marketing

Marketing built for how families choose a residence

Retirement home marketing connects your residence with people looking for a place to live and the support it offers. Canada Create™ plans and runs search, Google Ads, websites, social content and enquiry follow-up for retirement residences, assisted living and memory care communities in Canada and the United States. We build the program around your services, available suites and admissions team, then measure enquiries, tours and move-ins.

Some residents plan a move for lifestyle or convenience; others need support after a change in circumstances. The resident may lead the decision, involve family or use an authorized representative. Marketing needs to explain care, daily life, fees and the next step clearly, while respecting each person’s pace and choices.

How families actually choose a retirement residence

These stages provide a useful planning framework, although people may revisit them or take a different route.

The trigger

The search may begin with a planned change, a wish for more community or a new support need. People compare nearby residences, available care and costs. We help your residence appear with clear, current information wherever its prospective residents are researching, without treating one search result as the whole shortlist.

The shortlist

People compare location, suites, services, dining, fees and how the residence feels. A useful website explains what the quoted price includes, which services cost extra and when an assessment is needed. That gives visitors a sound basis for a conversation rather than requiring a call for every basic fact.

The tour

The tour lets people ask questions and experience the residence. Marketing supports it with a clear confirmation, directions, accessibility information and a named contact. Afterward, your team records outstanding questions and the next contact the visitor has agreed to.

The decision

After a tour, people may need a floor plan, a clearer cost breakdown, another visit or simply time. The CRM records those requests and the next agreed contact. Follow-up should help the resident make an informed decision, including deciding that a different setting is more suitable.

What a complete senior living marketing program includes

The scope can combine these services or address a specific gap. We review the residence’s current enquiry sources and admissions capacity before recommending the mix.

Local search and Google Business Profile

Local search helps people check the residence’s location, services and contact details. We manage accurate categories, current suite and common-area photos, tour information and a respectful review process without incentives or positive-only screening. See our senior living SEO service for the profile, website and content work.

Search ads for high-intent families

Search campaigns can support the care levels and suites you have available, with separate messages for independent living, assisted living, memory care and respite where appropriate. We review both housing and health-related ad restrictions before choosing targeting and measurement. Our Google Ads management team manages the agreed campaigns and checks enquiry quality with your staff.

A website that books tours

The website should be usable by residents, family members and referral partners on any device. We organize care information, floor plans, photographs, fees and tour booking with readable text and accessible controls. Read more on our senior living website design page.

Lead nurturing and CRM

CS+, Canada Create’s CRM, or your existing platform can give each connected enquiry an owner, next action and available source information. We plan reminders and useful follow-up around the person’s preferences, with permissions for family contacts recorded separately. Our senior living CRM page explains the setup.

Social media and reputation

Families check your Facebook and Instagram to see whether residents look happy and whether the building feels alive. We plan content around real activities, dining and staff, with consent handled properly, and we help you respond to reviews with care and without disclosing private information.

Referral source marketing

Hospital discharge planners, social workers, physicians, geriatric care managers and senior placement advisors all send families to residences. We help you build referral pages, leave-behind materials and a tracking system so you know which relationships produce move-ins.

Marketing each care level differently

Each care setting raises different questions. We use distinct content and campaigns where that makes the offer clearer, while retaining a shared residence identity and an efficient account structure.

Independent living and retirement residences

Often chosen by the resident, sometimes years before it is needed. Lifestyle, dining, social life, location and value compared with staying at home matter most. Content that compares the real monthly cost of home ownership with an all-inclusive suite performs well.

Assisted living

People considering assisted living want to understand daily support, staffing, medication assistance, assessments and fees. Some need a prompt answer; others are planning ahead. Our assisted living marketing work addresses those questions as part of this program.

Memory care

Memory care content explains staff training, the environment, daily routines and support for people living with dementia. Decisions and timelines vary, and the resident should be involved in a way that respects their preferences and ability to decide. Memory care marketing is included in the care-specific planning below.

Respite and short stays

Respite and short stays meet specific needs, such as a temporary change in support or a caregiver break. We explain eligibility, length of stay, fees and available services, with pages and campaigns for residences that offer them. A short stay should not be presented as a commitment to move in permanently.

Rules and responsibilities that shape your marketing

Retirement home marketing carries more responsibility than most categories. We plan around the rules that apply in your market; your legal and compliance advisors have the final word.

  • Provincial and state regulation. In Ontario, retirement homes are licensed by the Retirement Homes Regulatory Authority under the Retirement Homes Act, 2010. Quebec certifies private seniors’ residences (RPA), and British Columbia registers assisted living residences. Your marketing should describe your licence status and care services accurately and never imply a level of care you are not licensed to provide.
  • Retirement residences and long-term care. Admission routes, services and costs differ by jurisdiction. In Ontario, Ontario Health atHome coordinates long-term care placement; public funding does not mean accommodation is free, and residents contribute toward accommodation and meals. We describe the route that applies to your setting.
  • Truthful advertising. Canada’s Competition Act prohibits false or misleading representations, including about price. “All-inclusive” must mean what it says.
  • Commercial email and text. Follow-up campaigns need an appropriate consent basis, sender identification and unsubscribe controls under CASL. We distinguish requested tour information from promotional sequences and test the workflow.
  • Housing and health ad policies. Google’s housing targeting rules include retirement residential communities in Canada and the United States, restricting age, gender and family-status targeting as well as ZIP-code targeting. Health-related campaigns also require a sensitive-interest review. We choose permitted geographic and search settings rather than using demographic or diagnosis-based workarounds.
  • Resident photos and stories. Obtain documented permission for the intended use from the resident or a representative with the relevant legal authority. Do not assume a diagnosis removes the resident’s ability to decide or that a family relationship alone authorizes publication.

What retirement home marketing costs

Cost depends on how many residences and care levels you market, how competitive your area is, how many suites you need to fill and how much of the work you already have in place. Three budgets need to be kept separate:

  • Setup: tracking, CRM configuration, Google Business Profile cleanup, and website fixes or a new build. Quoted in writing after an audit.
  • Monthly management: SEO engagements are custom-scoped, with a proposal after discovery. Ads management, social media and CRM nurturing are quoted in writing based on scope.
  • Media spend: your Google and Meta ad budget, paid directly to the platform and never marked up by us.

Compare acquisition cost with the contribution from additional occupied suites over a realistic stay period, allowing for care-delivery costs, vacancies, referral fees and cancellations. We report enquiries, tours and move-ins by known source, explain attribution gaps and avoid treating a full stay’s revenue as marketing profit.

How to choose a senior living marketing agency

Ask any agency, including us, these questions before you sign:

  1. Will you report tours and move-ins by source, or only clicks and leads?
  2. How will you handle health-related ad policies and resident consent?
  3. Can you work inside our existing CRM, or will you replace it?
  4. Who controls the accounts and data, and what payment, licence and credit conditions apply to custom website ownership? We explain these before you sign.
  5. How will you split budget across care levels when our vacancies change?
  6. What will you need from our sales director each week?

If the answers are vague, keep looking. If you want to hear ours, request a free proposal and we will reply within one business day.

Guides for retirement homes

Why assisted living needs its own marketing plan

Respond to the person’s timing

An enquiry after a hospital stay or change in support needs may require a quick response. Others are exploratory. The page should state what assistance is available, how assessments work and how to reach the team, so staff can respond appropriately rather than treating every enquiry as a crisis.

Support everyone involved in the decision

A resident may research alone, with a spouse, with adult children or through an authorized representative. Useful pages make it easy to compare support, staff, location and costs without assuming who will decide. Contact forms can ask the person’s relationship to the enquiry without granting access to the resident’s information.

Trust decides the shortlist

Families read reviews closely, look for real photos, and want to know who will care for their parent. Stock photos and vague claims push them to the next listing.

Messaging that respects the family

Assisted living copy should make the available support understandable without exploiting worry. We use three practical checks:

  • Calm and specific. State the actual staffing and support available, including the difference between on-site and on-call care. Use a 24-hour nursing claim only when the residence can substantiate it.
  • Dignity for the resident. Residents are adults with preferences and histories, not patients or problems.
  • Support for the caregiver. Adult children often carry guilt. Content that helps them talk to a parent about moving, or explains respite care, builds trust before the tour.

Measuring what matters: cost per move-in

Clicks and leads are easy to count and easy to inflate. We measure the numbers your operations team cares about:

  • Inquiries by source, including calls
  • Tours booked and completed
  • Move-ins by source and care level
  • Cost per tour and cost per move-in
  • Time from inquiry to move-in

When one assisted living suite represents months of care revenue, knowing which channel produced it changes how you spend next month.

What makes memory care different

Different decisions and timelines

People approach memory care with different experiences and timelines. Some plan ahead; others seek support after a difficult change. We explain the program calmly, give space for questions and avoid assuming how a resident or family feels. A dementia diagnosis does not, by itself, tell us who is authorized to make every decision.

The questions are specific

Families want to know how staff are trained in dementia care, how the building is secured, how you handle responsive behaviours, what the daily routine looks like, how you communicate with families, and what happens as the disease progresses. Generic retirement home copy does not answer any of this.

Trust is built before the tour

Specific information about staff training, routines, communication and the care environment helps people prepare for a tour. We use current photographs and substantiated descriptions, with appropriate permissions for any resident story.

Words matter in memory care

We follow person-centred language throughout your marketing:

  • “People living with dementia”, not “dementia patients” or “sufferers”
  • “Responsive behaviours”, not “problem behaviours”
  • Photos and stories that show residents as individuals, with permission from the resident or a legally authorized representative for that use
  • No fear-based messaging and no promises about slowing the disease

Families notice this language. It signals that your team sees their parent as a person.

Referral partners in memory care

Geriatricians, family physicians, memory clinics, hospital social workers and local dementia support organizations often guide families toward memory care. We help you create a clear referral page, a one-page summary of your program and a tracked referral form, so you can see which relationships lead to move-ins and thank partners properly.

Direct enquiry campaigns versus referral networks

Many operators rely on senior placement and referral services. They can help, but understand the trade-offs before you depend on them:

  • Shared leads. A placement service may introduce the same person to several residences. Ask how introductions are made, what permission was obtained and how each residence should respond.
  • Referral fees. Fees are often tied to a move-in and can be substantial per resident.
  • Control and continuity. Check who owns the contact relationship, what data you can retain and what happens when the referral agreement ends.

With direct enquiry campaigns, the person contacts your residence through your own website, phone or booking path. Your team controls the response and retains the agreed account and campaign assets. Families may still contact other residences. We compare direct-channel costs and results with placement services before recommending how much to invest in each.

Landing pages built for tours

A campaign should lead to the page that best answers the search. That may be a focused assisted-living or respite page with current photos, care details, fees, contact options and a short tour request. We test the journey and keep supporting information accessible rather than sending every visitor through the same generic path.

Speed to lead

A clear response standard helps your team handle enquiries consistently. We agree business-hours targets and after-hours expectations, then configure:

  • Instant alerts to your sales team by email and text
  • An automatic confirmation to the family with what happens next
  • After-hours call handling options so evening calls are not lost
  • CRM tasks that escalate if a lead is not contacted within your target time

Working with Canada Create has meant so much to me and my business, ProDerma Clinic. When you put your heart into caring for your clients, you want your website and online presence to reflect that same care. I’m so happy with the work Amir and his team have done to help me present my clinic and services with confidence.

They created a beautiful, professional website that brings together my treatments and makes it easy for visitors to learn about the clinic, explore their options, and book a consultation. Having a website I feel proud to share is a wonderful feeling. It gives people an introduction to ProDerma before they even walk through the door.

Their work has also included Google Business Profile optimization, helping me strengthen how my clinic appears on Google Search and Maps. For a local clinic in downtown Toronto, making it easier for people to find accurate information about my services, location, and booking options is incredibly valuable.

What stays with me most is the care and effort behind the work. I’m grateful to Amir and the Canada Create team for helping me build an online presence that reflects the business I’m working so hard to grow.

I would happily recommend Canada Create to other clinic owners and business owners looking for website design, Google Business Profile optimization, and thoughtful marketing guidance. Thank you for supporting ProDerma Clinic and for putting so much heart into your work!

I can't say enough good things about my experience with Canada Create, and especially Amir Vincent, one of the owners. His personal involvement made all the difference.

As the owner of a boutique medical aesthetics practice, my business is very personal to me. I wanted a website that showed not just my services, but the philosophy, warmth and individualized care behind my practice. I had a very particular vision, and Canada Create brought it to life more beautifully than I imagined.

From day one, Amir was professional, enthusiastic and detail-oriented, and he took a real interest in understanding my business. He and his team treated the project as a partnership. They took the time to learn what makes my practice unique and how to communicate that to new clients.

The website is beautiful. It's elegant, welcoming and thoughtfully designed, from the overall look and photography to how the information is laid out. It feels authentic to my brand and makes exactly the impression I was hoping for.

They also arranged a professional photoshoot for my practice, which was a highlight. The photos add a personal touch that captures the personality of my business. That matters so much in an industry built on trust and connection.

I've been just as impressed by their technical knowledge. Canada Create manages my website analytics and helps me understand how the site is performing and how to grow my online presence over time. That ongoing support is invaluable. They understand a website has to do more than look good. It has to help build the business.

Their communication, patience and willingness to listen have been wonderful. They took my ideas seriously while bringing their own expertise and creative suggestions. I always felt valued as a person, not just another client. I've spent years building a practice that reflects my values, so I really appreciate people who take pride in their work, and I see that in Amir and his team.

I'm so proud of what we've created together and look forward to continuing to work with Canada Create as my practice grows. If you're considering a new website, a brand refresh or a stronger online presence, I recommend them wholeheartedly.

Amir, thank you for your guidance, dedication and care. And thank you to the whole Canada Create team for turning my vision into something so beautiful. A five-star experience!

Working with Canada Create and Amir Vincent has been an absolute game-changer. I came to them looking for help with social media strategy and creative edits, and they didn’t just deliver, they elevated everything. From the first call, Amir’s clarity, professionalism, and creative eye stood out. You can tell this team genuinely cares about brand quality and impact, not just ticking boxes.

They took my ideas, refined them with precision, and turned them into polished, scroll-stopping content that actually converts. Every edit felt intentional, every post had strategy behind it, and the communication was seamless. No ego, no fluff just pure execution and results.

What impressed me most was Amir’s leadership. He’s not just a CEO, he’s a creative visionary who pushes for excellence in every detail. He listens, adapts, and brings real insight to the table. It’s rare to find a partner who can merge design aesthetics, marketing psychology, and performance thinking like that.

If you’re serious about growing your brand, sharpening your content game, or leveling up your digital presence Canada Create is the team you want in your corner. Amir and his crew don’t play small; they build brands that command attention.

Retirement home marketing questions

How do retirement homes get more residents?

By being visible where families search (Google Maps, search and referral sources), answering their questions clearly on the website, making tours easy to book, and following up consistently after every inquiry and tour.

What is the best marketing for senior living?

Start with the gaps in your enquiry and admissions process. Local search, a clear website, appropriate paid campaigns and consistent follow-up can work together, but the mix should reflect services, capacity, budget and measured results.

Should we show pricing on our website?

We recommend at least explaining how pricing works and giving a starting range. Families often skip residences that hide all pricing, and a clear explanation filters out poor-fit inquiries.

How long before marketing fills suites?

We agree launch milestones for campaigns, website work and follow-up. Results depend on local demand, budget, available suites and the person's decision timeline. Reports track enquiries, completed tours and move-ins without promising when occupancy will increase.

Can you market assisted living and memory care separately?

Yes. We build separate pages and campaigns for each care level so budget can follow your vacancies.

Do Google's health ad rules affect senior living ads?

Yes. Health-related targeting restrictions may apply, and Google's housing policy explicitly includes retirement residential communities in Canada and the United States. We review targeting and data rules for each campaign, including restrictions on age, gender and family-status selection.

Can you work with our existing senior living CRM?

Yes. We can work inside the CRM you already use or set up CS+, Canada Create's CRM, if you do not have one.

Do you work with residences outside Ontario?

Yes. We work with residences across Canada and senior living communities in the United States.

Who is the target audience for assisted living?

Prospective residents, spouses, adult children and other people helping with the decision, plus relevant referral professionals. The resident's own preferences and decision-making role remain central. Marketing audiences must also follow the platform's housing and health rules.

How quickly should we respond to inquiries?

As fast as possible, ideally within the hour during business hours. Families often call several communities the same day.

How do you market a memory care community?

Be visible for dementia care searches in your area, publish clear pages on your program, secure design and staff training, build referral relationships with clinics, and follow up warmly and quickly.

How should we describe residents in marketing?

Use respectful, person-centred language and describe actual services. Photos and stories need permission for the specific use from the resident or an appropriately authorized representative; dementia does not automatically remove someone's ability to consent.

Are your leads exclusive?

Enquiries submitted through campaigns we run for your residence route to the team agreed in the scope; they are different from leads distributed by a placement network. A family can still enquire elsewhere. For multi-residence groups, routing and ownership are defined before launch.

Should we stop using placement services?

Not necessarily. Many residences use both, and grow owned channels over time to reduce referral fees.
